The most common repair on the exterior manufactured/prefab chimney is the metal chase pan replacement. The life of these metal pans is only about 8-12 years before they begin to rust and leak. There is also a silicon seal around the flue pipe at the top that can leak as well and has to be resealed occasionally.

If the pan is beginning to rust, if rust stains can be seen on the chimney or if a dripping noise can be heard around the front of the fireplace during or after a rain it is time for replacement.

Another common problem is with the wooden chimney chase. If the chase is not caulked and painted on a regular basis or if the chase pan on top leaks the wood siding will begin to show moisture damage.

Pan replacement or chase maintenance may be in order.

Inside Repairs

The most common repair problem on the interior of the manufactured/prefab fireplace is a broken rear wall. This is a very common and expensive problem with the fireplaces since most of the walls are thin and fragile. They can easily break if the walls come in contact with the wood when it is added or thrown in the firebox during a fire.

When cracks appear in the walls of the firebox replacement is recommended.
